NEW DELHI: Nirmala Sitharaman, finance minister, while presenting the Union Budget 2025-26 on February 1, 2025, has brought much-needed relief to homebuyers with the announcement of special window for affordable and mid-income housing (SWAMIH) fund 2.0, a Rs 15,000 crore initiative, aimed at reviving stalled housing projects across the country.
FM in her speech emphasized the government’s commitment to ensuring timely delivery of homes and addressing liquidity concerns in the real estate sector.
SWAMIH initiative has already completed 50,000 homes, with another 40,000 expected to be handed over by 2025, she said. The newly launched SWAMIH fund 2.0 is expected to facilitate the completion of an additional one lakh housing units, bringing relief to thousands of homebuyers awaiting possession of their properties.
Industry experts have hailed the initiative as a crucial intervention for the sector. Dhruv Agarwala, group CEO of Housing, said, “The government’s renewed focus on resolving stalled projects through SWAMIH Fund 2.0 is a game-changer. This will play a vital role in restoring buyer confidence and improving liquidity in the sector.”
Arvind Nandan, managing director, Research & Consulting, Savills India, echoed similar sentiments, stating, “The expansion of SWAMIH Fund is a significant boost for India’s real estate sector. The additional Rs 15,000 crore allocation will help unlock stuck inventory, stabilize property prices, and increase the supply of affordable housing.”
Pradeep Aggarwal, chairman, Signature Global (India) said, “The SWAMIH fund 2 with Rs 15,000 crore will accelerate the completion of stalled housing projects, bringing relief to over one lakh homebuyers.”
