LUCKNOW: In addition to development charges, those undertaking real estate projects would also need to pay development permit fees to the housing development authority concerned.
The state govt on Tuesday notified UP urban planning and development rules under which an individual or company undertaking a housing project would have to pay a development permit fee and building permit fee to the state.
The permit fees would have to be paid at the time of submitting the initial layout plan of a project. The housing department would collect fees from private developers and colonisers based on the total area of the layout plan. Principal secretary of the department, P Guruprasad specified the different slabs that would be effective as per the size of the projects.
For projects being planned over one hectare of land, an authority would levy Rs 10,000 as development permit fees, while projects being developed over one hectare to 2.5 hectare would be allowed after payment of Rs 20,000.
Once the layout plan gets approved, the applicant would have to pay building permit fees over the covered area, with the development authority being given the mandate to collect a per sqmt fee of Rs 30 for commercial projects, Rs 15 for group housing and Rs 5 to allow plotted development for residential purposes.
“The two components will have to be paid in addition to the fees and charges that are being levied by the authorities. Being introduced as processing fees, the funds generated through the permit charges would be used to augment the public infrastructure,” said a senior officer.
Vice-chairmen of the 29 authorities, meanwhile, have started work on implementing the fees under their jurisdiction.
